The Zoning Office reviews and permits land use development through the Municipal Zoning Ordinance and Zoning Map. The Zoning Ordinance in conjunction with the Zoning Map establishes zoning requirements and identifies permitted uses by zone district. The text contains the parameters and the map displays the location of the land use zones or districts within the boundaries of the City of Morganfield, Sturgis and Waverly.
The Zoning Ordinance sets standards for the development and use of land in addition to the location of buildings and structures within each district.
The ordinance regulates and restricts the heights and bulk of buildings and structures and establishes minimum lot size and yard requirements. It also regulates and restricts the density of population, placement of buildings on a lot, parking and loading requirements, regulates the type and location of signs, and similar concerns as they relate to how each parcel is used.
The Zoning Ordinance works coherently with the Union County Comprehensive Plan while exhibiting its further support of the overall health, safety and welfare of the community.
